The Short Answer

The best family areas in Austin depend on what you’re solving for. For the top-rated schools, Westlake (Eanes ISD) and Lakeway/Bee Cave (Lake Travis ISD) are the only two A-rated districts in the area in 2026. For amenities inside the city, look at Circle C Ranch and Mueller. For value, Round Rock, Cedar Park, Leander, Pflugerville and Buda/Kyle give you strong schools and more house for the money.

I’m Clay Byrne, founder of Byrne Real Estate Group, and I’ve helped Austin families buy and sell homes for 29 years. “Which area is best for my kids?” is the question I hear most, and the honest answer changes as prices, schools and traffic change. So I’ve updated this guide with 2026 school ratings from the Texas Education Agency, August 2026 home prices and what’s changed on the ground this year.

Close-In Austin: Best Family Neighborhoods

These neighborhoods put you within about 15 minutes of downtown. You pay more per square foot, and you get your time back.

1. Westlake and West Lake Hills (78746): Top-rated schools close to downtown

  • Home prices: About $1.63 million (3-month median sale price, Aug. 2026, down 11.2% from a year ago)
  • Schools: Eanes ISD, rated A (94) by the Texas Education Agency in 2026. Westlake High School and 6 other Eanes campuses earned an A.
  • Commute: 10 to 20 minutes to downtown via MoPac, Bee Caves Road or Loop 360
  • Family perks: Barton Creek Greenbelt access, hills and big trees, Friday nights at Westlake football, and a close-knit school community

Clay’s take: For families who put schools first and still want to be close to downtown, Westlake is the benchmark. I live in Rollingwood, inside Eanes ISD, and the thing people underestimate is how much the community revolves around the schools. Prices are the highest on this list, but the median sale price came down about 11% over the past year and homes are selling faster than they were (59 days on market vs. 91). If you’ve been waiting to buy into the district, this is a better window than we’ve had in a while. Nearby Lost Creek is also zoned to Eanes ISD.

2. Tarrytown (78703): Old Austin charm, 5 to 10 minutes from downtown

  • Home prices: About $1.2 million for ZIP 78703 (Aug. 2026, down 9%). Tarrytown proper runs higher, but with very few sales each month.
  • Schools: Austin ISD, rated B (81) in 2026, up from 77. Austin High School earned an A.
  • Commute: 5 to 10 minutes to downtown
  • Family perks: Free Reed Park pool, Mayfield Park and its peacocks, Lake Austin, and big oak-shaded lots

Clay’s take: Tarrytown is established, quiet and about as close to downtown as a family neighborhood gets. Inventory is always tight, and the best houses tend to trade quickly, so being ready with financing and a clear list of must-haves matters more here than almost anywhere else.

3. Allandale and Brentwood (78756 / 78757): Central location with a real yard

  • Home prices: Allandale about $926,000 (July 2026); Brentwood about $656,000 (Aug. 2026)
  • Schools: Austin ISD, rated B (81) in 2026. McCallum High School (Niche grade A) is known for its fine arts academy.
  • Commute: 15 minutes to downtown or the Domain via MoPac or Burnet Road
  • Family perks: Sheffield Northwest District Park, whose pool reopened April 27, 2026, after a full renovation with a 50-meter lap pool and a zero-entry toddler pool

Clay’s take: Mid-century ranch homes, mature trees and neighbors who actually know each other. Many houses have been renovated or rebuilt, so you’ll see a wide range of prices on the same street. Brentwood is the more affordable of the two and has been holding its value well over the past year.

4. Mueller (78723): Walkability and parks

  • Home prices: Typical home value about $708,000 (Zillow, Aug. 2026, up 1.5%). Townhomes and condos come in lower.
  • Schools: Austin ISD, rated B (81). Mueller is split between elementary and middle school zones, and boundaries changed for 2026-27, so check a specific address with AISD’s boundary tool.
  • Commute: 10 to 15 minutes to downtown and UT
  • Family perks: The Thinkery children’s museum, 30-acre Lake Park, the Ella Wooten Park pool, Sunday farmers’ market, H-E-B and Dell Children’s Medical Center

Clay’s take: Mueller was built on the old airport site, and it’s still the best answer in Austin for families who want kids to walk to a park, a pool or the grocery store. Lots are smaller, so you’re trading yard for community space. More on this in our Austin walkability guide.

Hill Country views, lakes, trails and two of the strongest school districts in Central Texas.

5. Circle C Ranch (78739): Master-planned amenities in the city limits

  • Home prices: About $825,000 for ZIP 78739 (Aug. 2026, up 1.1%)
  • Schools: Austin ISD, rated B (81). Kiker, Mills, Clayton and Bear Creek elementaries, Gorzycki Middle and Bowie High School (Niche grade A).
  • Commute: 25 to 35 minutes to downtown via MoPac or SH 45
  • Family perks: Four HOA pools including a year-round heated swim center, Circle C Metropolitan Park, the 3-mile Veloway, Slaughter Creek Trail, Grey Rock Golf and Tennis, and the Lady Bird Johnson Wildflower Center next door

Clay’s take: Circle C is what a lot of families picture when they think “Austin suburb,” but it’s inside the city. Prices held steady while most of the metro dipped, and homes are selling faster than last year (36 days vs. 41). That tells you family demand here hasn’t let up. 6. Steiner Ranch (78732): Hill Country and lake lifestyle

  • Home prices: Typical value about $817,000 for ZIP 78732 (Zillow, Aug. 2026, flat). Lake and view homes push the neighborhood median higher.
  • Schools: Leander ISD, rated B (87). Vandegrift High School (Niche grade A+). Steiner Ranch Elementary stays open for 2026-27; the board plans to revisit it before 2027-28.
  • Commute: 30 to 45 minutes to downtown at rush hour via RM 620 and RM 2222
  • Family perks: Two community centers with pools (Bella Mar and Towne Square), the residents’ Lake Club on Lake Austin, and miles of trails

Clay’s take: If your family’s weekends are about boats, bikes and trails, Steiner Ranch delivers. The tradeoff is getting in and out. Before you commit, drive from the house you like to work at 7:45 a.m. on a weekday.

7. Lakeway and Bee Cave (78734 / 78738): An A-rated district with lake living

  • Home prices: Lakeway (78734) about $680,000, down 6.2%; Bee Cave (78738, includes Rough Hollow and Spanish Oaks) about $977,000, up 13.3% (Aug. 2026)
  • Schools: Lake Travis ISD, rated A (91) in 2026, its second A in a row. Lake Travis High School earned an A.
  • Commute: 30 to 45 minutes to downtown via SH 71 or RM 620
  • Family perks: Lake Travis, Lakeway Swim Center and City Park, Bee Cave Central Park, the Lake Travis Community Library and the Hill Country Galleria

Clay’s take: Lake Travis ISD is one of only two A-rated districts on this list, and Lakeway is the more affordable way in. Bee Cave’s newer master-planned communities are where prices climbed this year.

8. Dripping Springs (78620): Space, acreage and small-town Hill Country

  • Home prices: About $582,000 (Aug. 2026, down 11.4%), with about 89 days on market
  • Schools: Dripping Springs ISD, rated B (89). Dripping Springs High School (Niche grade A).
  • Commute: 35 to 50 minutes to downtown via US 290
  • Family perks: The first International Dark Sky Community in Texas, Founders Memorial Park, Hamilton Pool Preserve nearby, and wineries and breweries

Where many tech families land: strong schools, newer homes and quick access to the Domain, Apple, Dell and the north corridor.

9. Avery Ranch (78717): Northwest Austin value near the tech corridor

  • Home prices: About $665,000 (Aug. 2026, up 11.9%)
  • Schools: Split between Round Rock ISD, rated B (89) (McNeil High School earned an A), and Leander ISD, rated B (87) (Vista Ridge High School, Niche grade A)
  • Commute: 20 to 30 minutes to the Domain and Apple’s Parmer Lane campus; the new 183 North Express Lanes opened in early 2026
  • Family perks: HOA pools, tennis and pickleball courts, the Brushy Creek Regional Trail and Avery Ranch Golf Club

Clay’s take: Avery Ranch gives you a master-planned neighborhood with an Austin address and quick access to the north tech corridor. It was one of the few areas where prices rose meaningfully this year, so good homes here don’t linger.

10. Cedar Park (78613): Strong schools at a suburban price

  • Home prices: About $495,000 (Aug. 2026, up 2.7%)
  • Schools: Leander ISD, rated B (87). Cedar Park High (Niche grade A+) and Vista Ridge High (Niche grade A).
  • Commute: 25 to 40 minutes to downtown via 183 or 183A
  • Family perks: Brushy Creek Lake Park with a splash pad and the regional trail, and Texas Stars hockey at the H-E-B Center

Clay’s take: Cedar Park is where a lot of families land when they want top-rated high schools without a million-dollar price. It’s established, convenient and easy to live in.

11. Round Rock (78665 / 78681): Great schools and big parks for the money

  • Home prices: About $398,000 in 78665 (down 4.1%) and $489,000 in 78681 (down 2.2%), Aug. 2026
  • Schools: Round Rock ISD, rated B (89). TEA says the district’s true average was 91, capped because of one campus. All five comprehensive high schools earned an A in 2026.
  • Commute: 25 to 40 minutes to downtown via I-35 or MoPac/SH 45
  • Family perks: Old Settlers Park’s $259 million expansion (the new Lakeview Pavilion is open and the Rock’N River water park is being expanded), Round Rock Express baseball and a walkable historic downtown

Clay’s take: For a family with a budget under $500,000 that wants excellent high schools, Round Rock might be the best value in the metro. Every comprehensive high school in the district earned an A this year.

12. Leander and Liberty Hill (78641 / 78642): Newer homes and room to grow

  • Home prices: Leander about $428,000 (Aug. 2026, up 0.6%); Liberty Hill about $503,000 (down 5.1%), with more than 100 days on market
  • Schools: Leander ISD, rated B (87), and Liberty Hill ISD, rated B (85). Legacy Ranch High School earned an A in 2026, and Lariat Trails Elementary and Legacy Ranch Middle opened this August.
  • Commute: 35 to 50 minutes to downtown via 183A (now extended to SH 29) or the MetroRail Red Line from Leander
  • Family perks: Devine Lake Park, newer master-planned communities with pools and trails, and Liberty Hill’s International Sculpture Park

Clay’s take: This is where you get the most new house for your money on the north side. Liberty Hill homes are taking over 100 days to sell, which gives buyers leverage on price, builder incentives and closing costs.

13. Georgetown (78626 / 78628 / 78633): Small-town square with big-city access

  • Home prices: About $420,000 citywide (Aug. 2026, up 0.4%)
  • Schools: Georgetown ISD, rated B (80) in 2026, up from 76
  • Commute: 35 to 50 minutes to downtown via I-35
  • Family perks: 525-acre Garey Park (splash pad, zipline, trails and river access), Blue Hole Park on the San Gabriel River and the historic courthouse square

Clay’s take: Georgetown has one of the prettiest downtown squares in Texas and a real hometown feel, with holiday traditions like the Christmas Stroll. School ratings are improving, so look closely at the specific campuses for the home you’re considering.

The lowest prices on this list, with improving schools and easy access to Tesla, Samsung and I-35.

14. Pflugerville (78660): Affordability and access to the east-side employers

  • Home prices: About $373,000 (Aug. 2026, down 10%)
  • Schools: Pflugerville ISD, rated B (81), its best rating in five years. Four elementary schools (Dessau, Parmer Lane, Pflugerville and Windermere) are scheduled to close at the end of 2026-27.
  • Commute: 20 to 35 minutes to downtown via SH 130, SH 45 or I-35; SH 130 also connects to Tesla’s Giga Texas and toward Samsung in Taylor
  • Family perks: Lake Pflugerville’s swim beach and loop trail, plus plenty of newer neighborhoods with pools

Clay’s take: Pflugerville is one of the most affordable family options close to Austin, and prices are down about 10% from a year ago. If the elementary school matters to you, confirm where the home will be zoned after the closures.

15. Buda and Kyle (78610 / 78640): The lowest prices on this list

  • Home prices: Buda about $347,000 (down 0.6%); Kyle about $300,000 (down 6.9%), Aug. 2026
  • Schools: Hays CISD, rated B (81). Jack C. Hays High School (Niche grade A-).
  • Commute: 25 to 45 minutes to downtown via I-35
  • Family perks: Buda City Park’s splash pad and historic downtown, and Kyle’s City Square Park

Clay’s take: For first-time buyers and young families who want a yard and a newer home, Buda and Kyle are hard to beat on price. I-35 traffic is the tradeoff, so think about where you’ll be driving every day.

Is 2026 a Good Time for Families to Buy in Austin?

For many families, yes. According to Unlock MLS, the Austin-Round Rock-San Marcos median sale price was $412,000 in August 2026, down 6.4% from a year earlier. There were 5.1 months of inventory, and homes closed at an average of 93.2% of list price. The City of Austin median was $560,000 and Travis County’s was $489,000.

That means more choices and more room to negotiate on price, repairs and closing costs than families had a few years ago. It isn’t uniform, though. Circle C, Avery Ranch and Cedar Park held steady or rose, while Westlake, Dripping Springs and Pflugerville came down the most. Neighborhood-level data matters more than the headline number.

What else changed in 2026: The 183 North Express Lanes opened between SH 45 and MoPac, which helps Avery Ranch, Cedar Park and Leander commuters. Project Connect’s scaled-back light rail line got federal environmental clearance in January, with construction set to begin in 2027 and service targeted for 2033. Tesla began Cybercab production at Giga Texas and Samsung’s Taylor fab started operations, both of which add jobs on the east and northeast side.

How to Choose the Right Area for Your Family

  1. Start with your monthly payment, not the price. Get pre-approved so you know what you can comfortably afford, including taxes and insurance. Our in-house lender, Buyer’s Rate Mortgage (NMLS #2565699), can run the numbers side by side for the areas you’re considering.
  2. Check the specific school, not just the district. Ratings vary by campus, and zoning can change. Confirm the elementary, middle and high school for the exact address.
  3. Drive the commute at rush hour. A 20-minute drive at noon can be 45 minutes at 7:45 a.m.
  4. Visit on a weekend. Go to the neighborhood pool or park on a Saturday. You’ll learn more in an hour than from any listing.
  5. Think five to ten years out. The yard, bedrooms and school path should still work when your kids are older.

What is the most affordable family-friendly area near Austin?

Kyle (about $300,000), Buda (about $347,000), Pflugerville (about $373,000) and Round Rock ZIP 78665 (about $398,000) had the lowest median sale prices of the areas Byrne Real Estate Group compared, based on Redfin data for August 2026. Round Rock pairs that price with a district where every comprehensive high school earned an A.

Can a family find a home in Austin for $600,000?

Yes. In 2026, $600,000 is above the median in Cedar Park, Round Rock, Leander, Georgetown, Pflugerville, Buda and Kyle, and close to the median in Dripping Springs. Inside the city, it can buy a townhome in Mueller or some of the smaller homes in Brentwood. Clay Byrne recommends getting pre-approved first so you know your real monthly payment.

What is the best walkable neighborhood in Austin for families?

Mueller. It has the Thinkery children’s museum, a 30-acre lake park, a neighborhood pool, a Sunday farmers’ market and an H-E-B, all within walking distance of most homes.
