The memory tax

You're not running a real estate business. You're running a small company in the hours around one.

Everything lives in your head. No SOP, no checklist, no contract-to-close. You dump your notes into your phone at midnight so you can sleep, then rebuild the whiteboard the next morning. That isn't a system. That's a memory tax, and you pay it every day.

Then there's the other half. Driving across town to grab a lockbox. Thirty lockboxes in the trunk. Ordering photos, eating the cost, recycling an old set to avoid eating it again. Every hour in there is an hour you're not in front of somebody. It's $15/hour work, and it's the reason your ceiling is where it is.

Who you'd be working with

I sold real estate by myself for 20 years before I figured out the thing that changed everything.

I'd done it all... every showing, every contract, every follow-up call, every problem at 9 p.m. And I was good at it. But I was spending most of my day on things that had nothing to do with the reason I got into this business, which is sitting across from a client and helping them make a great decision.

That's when I started building systems and hiring people to carry the rest. My business grew. My clients got a better experience. And I got my time back.

Twenty-nine years in, that's what BREG is. A platform built so agents can stay on the part of the job that matters most... talking with clients, serving clients, making things easier for clients... while the systems and the team handle the rest.

I'm still a producing agent. I'm on listing appointments the same week I'm talking to you. Lesley, my equity partner, has worked nearly every seat in this business: ISA, buyer agent, listing agent, lead agent, coaching, operations.

Nothing here is theoretical. Every system got built at the exact spot where this business gets hard, because we hit that spot first.

Five things in the way

Every one of these has an answer here.

The listings Run you

You sign the agreement and then you're the photographer's scheduler, the sign guy, the lockbox runner and the contract-to-close department. Here it goes to the listing team the day it's signed. Photos, vendors, MLS, Zillow Showcase, signs, lockboxes, every deadline through closing. You keep the client relationship. That's your whole job.

The pipeline is you

When you stop prospecting it stops filling, and that's the entire ceiling. You'll walk into a 30,000+ person database, live transfers, inside-sales appointments, incoming lead rotation, open houses and re-engaged leads, with internal support nurturing them before and after they reach you. Up to 20 active opportunities at a time.

The overhead eats the upside

Monthly fees, a team cap, a coaching program you buy into, a development fee on top of it. None of that here. No BREG monthly fee, no team cap, no development fee, no coaching fee. Your KW charges and cap stay yours and separate, same as they've always been.

The calendar always wins

Kid's game at four, showing at four. Somebody loses and it's usually you or the client. No mandatory office, no forced 9-to-5, and showing assistants step in when it collides... so the client stays covered and you still get to go.

Nobody to call

Contract question at seven at night. Offer strategy on a deal you can't afford to lose. A negotiation you haven't had before. Monday staff meeting, Top Five check-ins Tuesday through Thursday, and a producing broker who picks up. Coaching here doesn't expire and there's no fee attached to it.

See What’s Already Built

The systems, support, and opportunities are already in place. See how BREG is designed to help you spend more time producing.

How it works

Three steps. No recruiting funnel.

  1. A real conversation.

We start in the same place every time: how much do you want to make, and how do you want to make it. Then your last twelve months... what worked, what you're stuck behind.
  2. Your plan, in writing.

Pipeline, support and economics, specific to you, on paper, before you decide anything. Including the parts we'd have to build around your business.
  3. Start with a pipeline.

Day one you have opportunities in rotation, a coach, and a listing department. You are not starting over.

THE QUESTION EVERYBODY ASKS FIRST

Your sphere stays yours. In writing.

In your first 30 days you designate up to 200 contacts as your sphere of influence. Those are yours at your sphere split, and if you ever leave, you take them with you. You spent years building the only asset you own. Joining a team shouldn't put it in somebody else's rotation.

At the appointment

Walk in with things the other agent doesn't have.

About 1,200 five-star reviews behind your name. Premier Pro and Ultimate Showcase marketing packages, so you can command a higher listing commission and it still makes sense for the seller. A Private Network preview that puts a listing in front of our buyer clients and active area agents before it hits the market. Coming-soon inventory on the buy side.

And Buyer's Rate Mortgage, which is ours. We cut our own comp on the mortgage side so the client gets a better rate and better fees, plus a $2,500 refinance credit, and we can absorb processing. We conference call together so nobody's playing telephone. It's a tool, not a requirement, and the charter is simple: don't match, beat.

A Pipeline to Work

You Don’t Start Every Month at Zero.

Most agents open the first of the month with an empty calendar and then do the job twice... once to go find the business, once to actually work it. Here you get handed opportunities somebody has already talked to. Our inside sales team works them before they reach you and keeps after the ones that go quiet. Depending on what you can carry, you'll have up to 20 active at a time.

We're not trying to hand you a list of names. We're trying to keep you in front of people who are ready to talk this week.

  • 30,000+ lead database
  • Live transfers
  • Inside-sales appointments
  • Incoming lead rotation
  • Open house opportunities
  • Re-engaged leads
  • Ongoing internal nurture

The Proof

Real numbers, real agents, same platform.

Lesley came back into sales and put $120,000 in her pocket in four months. Erica started as a showing assistant and took home $8,000 on her first closing, from a company lead. We've had agents take home $325,000, $250,000, and $268,000 in their first eighteen months.

Not gross commission. Money in their pocket. And none of them were building the back office at the same time.

Agent Perspective

We were just talking about how grateful we are for you Clay. I was on a luxury team for over 3 years and was never really given a chance at bat. I was with you for 4-6 months before I was on my second luxury appointment, which is incredible. You’re a good man and my family thanks you.

Support That Doesn’t Expire

You Never Graduate Out of Coaching.

Most places coach you hard for ninety days and then you're on your own. You graduate, and graduating means nobody's checking anymore.

Here it doesn't end. The Monday meeting, the Top Five check-ins Tuesday through Thursday, the call when a contract's got something in it you've never seen before, the second set of eyes before you go into a negotiation you can't afford to lose. It's here as long as you're here.

And you don't buy into it. No coaching fee, no development fee, no separate program with a price tag hanging off it.

Beyond the Closing

Your Clients Keep the Support.

Five years after closing the water heater goes, and your client calls somebody about it. That should be you.

Our Vendor Concierge Program gives them contractors, inspectors, handymen and landscapers we've actually used, and we help coordinate the work when they need it. You're not handing somebody a list off Google and hoping it goes well.

It's the difference between being the agent who sold them the house and being the person they call about the house. That's where repeat business and referrals actually come from.

Frequently Asked Questions

Questions Worth Asking First.

That depends on you, and we'd rather say so than sell you a number.

Here's what we can tell you. This whole thing runs on one activity: talking to people who are actually ready to talk about buying or selling. Our systems are how you find them. Working them is your part. When that's happening you're setting two appointments a week, and we've seen agents get there in their first week and we've seen it take three.

From there it compounds. Agents who work the plan we lay out and keep getting better are at two to three closings a month by month six. Agents who work part of it get part of that. There's no version of this where the systems carry you while you sit still... and there's also no version where you spend three weeks working hard on the wrong things, because we're together on it every morning.

The goal is production, not orientation. Everything in the first 90 days points at one thing... getting you in front of people who are ready to move.

Every weekday morning we're together for thirty minutes. Your Top Five, yesterday's leads, who you're following up with today, and some script practice. Then you go work. It's a reboot every single day, which is the point... nobody drifts for a month and then finds out about it in a review.

The target from the first week is two appointments a week. Our systems put you in front of people who've already raised a hand, so you aren't manufacturing conversations out of thin air. Weekends you're at an open house or you're out with clients.

That's the whole plan. Talk to people who are ready, set two appointments a week, keep doing it. The listing management, the paperwork and the vendors are ours.

No. You'll have access to company-generated opportunities from day one: a 50,000+ lead database, live transfers, inside-sales appointments, incoming lead rotation, open houses and re-engaged leads. Most agents here run both... company opportunities plus their own sphere.

One thing to know up front. Lead access is tied to participation. If you want your transactions handled and nothing else, we'll do that and you'll be glad you came, but the company opportunities go to the agents working the standards. That isn't a punishment. It's the only way the leads stay worth having.

No. There's no mandatory office and no 9-to-5.

Monday from 9:00 to 10:30 is the staff meeting... deals, the weekend, listings on market, vendors, contracts. Tuesday, Wednesday and Thursday is 9:00 to 9:30 on your Top Five and the prior day's leads. Google Meet works fine once we know each other.

Early on, the more time you spend here in person the faster you'll pick up the systems. But we're not asking you to sit in a chair so we can see you. We want you on appointments.

Yes, and it's one of the reasons the team exists in the first place.

We run a showing assistant model on the buy side, compensated per door or per file. "I have to pick up my kids and these buyers want to see five houses this afternoon" is a solved problem here, not a crisis.

No monthly fee. No team cap. No agent development fee. No coaching fee.

A platform fee comes off the gross first, then your split, which depends on whether the business is yours or company-generated. Listing management is included on company-generated listings. On your own sphere listings the marketing package is optional and comes out of your side. Keller Williams brokerage charges and your KW cap are separate and remain yours.

We put the full breakdown in front of you in writing, specific to your business, before you decide anything.

Included, with no fee and no end date. Coaching here isn't an onboarding program you eventually graduate out of.

The core of it is Top Five... the five people you expect to transact in the next two weeks, tracked in FUB. Every week it's the same six questions: How'd you do? What went right? What went wrong? What do you want to do about it? Do you know what to do next? How can I help?

Beyond that, if you want another set of eyes on a contract, an offer strategy, or a negotiation you're walking into, someone experienced is available.

Once you have a signed listing agreement, you hand it back. Photos, vendors, logistics, MLS, Zillow Showcase, signs, lockboxes and contract-to-close are run by the team. You keep the client relationship.

The call becomes "How's it going, anything I can help with?" ... "Our downstairs HVAC quit." ... "Not a problem, McKenna's on it." Then you hang up and keep selling.

Signs, lockboxes and photographers are provided. You're not the delivery driver and you're not eating photo costs.

Buyer's Rate Mortgage is ours, which lets us do things a preferred-lender relationship can't.
As a mortgage broker, we shop dozens of lenders for the best product and lean on our relationships to get the client a better rate and lower fees. On top of that, a $2,500 mortgage or refinance credit that transfers and never expires. When there's a question, the agent, the lender, and the client get on one call together... nobody's playing telephone.
It's a tool, not a requirement. Your client can use any lender they want. The charter is simple: don't match, beat.

Yes, and it's one of the strongest things you'll carry in the door. Telling a seller their buyer pool has access to a lender who will work to beat a competing loan estimate rather than match it changes the conversation about who can actually close.

About 1,200 five-star reviews behind your name. Premier Pro and Ultimate Showcase marketing packages, so you can command a higher listing commission and it still makes sense for the seller. The Byrne Buyer Guarantee, with the cost absorbed by BREG. A Private Network preview that puts your listing in front of our buyer clients and active area agents before it hits the market. Coming-soon inventory on the buy side. And short sale and bank negotiation experience when a client's situation calls for it.

Hands-on coordination for your clients, not a downloadable list of contractors. And it doesn't stop at closing... your clients keep access whenever they need help finding and coordinating services for their home.

It gives you something more useful than a contractor list. It gives them a reason to keep calling you.

200 first-class stamps a month plus stationery, for agents consistently running the protocol. Handwritten mail is still one of the highest-response things in this business, and you're not buying the postage.

Agents aiming at $200,000 and up who are willing to work the standards. That's the honest filter.

If your target is $100,000 there's still a spot for you, but you'd be underusing what's already built here and neither of us would get the return we should.

The conversation always starts in the same place: how much do you want to make, and how do you want to make it?

No. Erica came in as a showing assistant and put $8,000 in her pocket on her first closing, off a company lead. What matters more than years is whether you'll work the plan and keep getting better.

Your Next Move

A year from now you'll have worked just as hard either way.

The only question is whether that year went into rebuilding your own back office again, or into clients, closings and a number you actually chose. So let's start where we always start: how much do you want to make, and how do you want to make it?
