Questions Relocating Buyers Ask Most.
Six to twelve months out is not too early, and most people wait too long.
Here's why it matters. The house is the last decision, not the first one. Before you can shop you need to know which part of town fits your commute, which school district you're actually buying into, and what your real monthly payment looks like once Texas property taxes are in it. That takes a few conversations, not a weekend.
If you're already under sixty days, we can still work fast. You'll just be making the area decision on our word instead of your own.
This is the question that surprises people most, and it's the one worth understanding before you fall in love with a house.
Texas has no state income tax. Property taxes carry the load instead, and they're assessed annually on your home's market value by the county appraisal district. The total rate is a stack of separate entities: county, city, school district, community college, and often a hospital or emergency services district. Around Austin, the school district is usually the biggest piece.
Two things nobody tells you until it's too late:
MUD and PID districts. Many newer subdivisions in the suburbs sit inside a Municipal Utility District or a Public Improvement District, which adds its own rate on top of everything else. Two houses at the same price, five miles apart, can have tax bills thousands of dollars apart because of it. We check this before you write an offer, every time.
The homestead exemption. If the home is your primary residence, filing for the homestead exemption lowers your taxable value and caps how much your appraised value can rise year over year. You file it with the county appraisal district after you close. It is free, it takes a few minutes, and people forget.
We'll run the actual tax math on any house you're serious about, with the real rate for that address, not a county average.
By narrowing on the things that don't change, then visiting.
We start with your non-negotiables: where you'll be driving on a Tuesday morning, what schools have to look like, whether you want land or walkability, and what you'll actually spend. Austin is a driving city and traffic is directional... MoPac, I-35 and 183 behave very differently depending on which way you're headed and when. A twenty-mile difference in where you land can be forty minutes a day, every day, for as long as you live here.
From there we cut it to two or three areas and show you real listings, real comps and real drive times in each. When you fly in, you're comparing three finalists instead of touring a city.
That district lines and city lines are two different maps.
A house with an "Austin, TX" mailing address can sit in any one of a dozen school districts... Austin ISD, Eanes, Lake Travis, Leander, Round Rock, Dripping Springs, Hays, Pflugerville, Del Valle and more. Two houses on opposite sides of the same road can feed different high schools.
If schools are driving your decision, tell us that first and we'll work district-out instead of house-in. Just know that the most sought-after districts price accordingly, and that's part of the tax and payment math we do together.
Yes, and we do it regularly.
It works like this. We tour the house in person on your behalf, on video, walking every room and every problem... not a highlight reel. You see the street, the neighbors, the noise, and the things a listing photo is angled to hide. We send you the disclosures, the survey and the comps, and we tell you what we'd do if it were ours.
More than people expect, especially coming from the coasts.
The option period. In a Texas contract you can negotiate an option period... a set number of days after going under contract during which you can terminate for any reason, in exchange for an option fee paid to the seller. That's your window for inspections, insurance quotes and second thoughts. For an out-of-state buyer it's the most important term in the contract, and it's why buying before you've stood in the house isn't the gamble it sounds like.
Title companies, not attorneys. Texas closings run through a title company. If you're coming from a state where a lawyer sits at the table, that's the difference.
The survey. You'll want a current survey, or the seller's existing one with a signed T-47. It matters for fences, easements and additions.
Insurance. Texas homeowners premiums run higher than most of the country, largely because of hail and wind. Get quotes during your option period, not after. On an older roof it can change your numbers.
No, and there are three ways to handle it. Which one is right depends on your equity, your timing and how much uncertainty you can stand.
You can buy first using a bridge or a loan structured around the sale, you can make your purchase contingent on selling, or you can take a cash offer on your current home to remove the timing risk entirely. We run our own cash offer program, so this isn't a referral to a stranger... we'll show you what that path costs against what waiting costs.

That depends more on where than on how much, and we'd rather show you than guess.

Yes. Plenty of people land here before they buy, either because their timeline demands it or because they want to live in an area before committing to it. We'll help you find a short-term rental in the areas you're considering and point you at the right corporate housing options. Renting for ninety days in the right part of town is often the cheapest mistake-insurance available.
Usually thirty to forty-five days from an accepted offer, depending on your financing. Cash moves faster. We'll build the timeline backward from your move date, including when to give notice, when to book movers and when your loan needs to be locked, so nothing lands on you as a surprise in week three.
