Is Mueller a Good Place to Live in Austin? 2026 Guide

Lake Park and the Browning Hangar in Mueller, Austin TX

By Clay Byrne, Founder of Byrne Real Estate Group | Austin Real Estate Agents | Lifetime Austin Realtor | Austin resident | Youth sports coach | Real estate coach

Buyers who ask me about Mueller usually want the same thing… a newer home, a park at the end of the street and a short drive to downtown, without giving up a yard entirely. I’m Clay Byrne, Founder and Real Estate Agent at Byrne Real Estate Group, a 29-year Austin real estate agent, and my team helps buyers and sellers in Mueller and the rest of central and east Austin. Here’s how I’d think it through.

The Short Answer

Yes, for buyers who want walkability, parks and a newer, planned neighborhood a few miles from downtown. Mueller was built on the old Robert Mueller Municipal Airport, and today it has Lake Park, the Thinkery, a Sunday farmers market and Dell Children’s Medical Center inside the community. The tradeoffs are smaller lots, an HOA and school zones that split by address. In September 2026, ZIP 78723 single-family homes closed at a median of $600,000, down 18.4% year over year (Unlock MLS Market Snapshot, ZIP 78723 single-family, Sept 2026, pulled Oct 29, 2026).

What Is the History of Mueller? From Airport to Neighborhood

Old Robert Mueller Municipal Airport control tower in Mueller, Austin TX

Mueller sits on the site of Robert Mueller Municipal Airport, which opened for commercial service in 1936. Austin voters approved a new airport at the former Bergstrom Air Force Base in 1993, and Mueller closed as an airport in 1999. The City adopted the redevelopment plan in 2000, picked Catellus as master developer in 2002 and signed the development agreement in 2004. The first residents moved in by 2007 (City of Austin RMMA PIAC review; Catellus).

Banbury Development took over as development manager in 2024 and acquired Mueller from Catellus in 2025, per Catellus. The old control tower and the Browning Hangar are still there, and they’re my favorite landmarks to point out on a tour.

Where Is Mueller? Clay Byrne’s Tour Notes

Mueller is in northeast-central Austin just east of I-35, a few miles from downtown. Named local anchors my team uses on tours:

  • Lake Park, a 30-acre park with a lake, trails and the Browning Hangar, a 1940s airport hangar turned open-air pavilion (Mueller Community, Wikipedia)
  • The Thinkery, Austin’s children’s museum, at 1830 Simond Ave facing Lake Park
  • Texas Farmers’ Market at Mueller, every Sunday from 10 a.m. to 2 p.m., rain or shine, at Branch Park Pavilion, 2006 Philomena St (texasfarmersmarket.org)
  • Mary Elizabeth Branch Park, 3.5 acres with sand volleyball, a dog run and a playground (muelleraustin.com)
  • Ella Wooten Park with its seasonal pool, plus the Northwest and Southwest Greenways
  • H-E-B at Mueller, the neighborhood grocery store at 1801 E 51st St with a pharmacy (H-E-B Mueller store guide, heb.com)
  • Dell Children’s Medical Center at 4900 Mueller Blvd, a major employer right in the neighborhood

Is Mueller Walkable?

Yes, and here it’s a real reason people buy. Walk Score rates 1800 Simond Ave, by Lake Park and the Thinkery, a 78 Walk Score, 78 Bike Score and 49 Transit Score. Out toward the edges the number drops… 4600 Mueller Blvd scores 73 and 2007 Philomena St scores 68 (walkscore.com, checked Oct 29, 2026). For comparison, Austin as a whole scores 42.

What Schools Serve Mueller?

Mueller is in Austin ISD, rated B (81 out of 100) in TEA’s 2026 A-F ratings for the 2025-26 school year. Mueller is split between attendance zones, so the campus depends on the address. Per Austin ISD’s 2026-27 feeder patterns, Blanton Elementary feeds Lamar Middle, and Lamar feeds McCallum High, with part of the Blanton zone going to Northeast Early College High.

Campus Overall rating (2025-26) Source
Blanton Elementary (many Mueller addresses) B TEA 2026 A-F ratings (2025-26 school year), txschools.gov
Lamar Middle (part of Mueller) B (89/100) TEA 2026 A-F ratings (2025-26 school year), txschools.gov
McCallum High (most of the Lamar zone) A (91/100) TEA 2026 A-F ratings (2025-26 school year), txschools.gov
Northeast Early College High (part of the Blanton zone) C TEA 2026 A-F ratings (2025-26 school year), txschools.gov

Boundaries are changing in Austin ISD, with more changes planned for 2027-28, so my team and I confirm the exact campus with the Austin ISD School Finder before you write an offer. Ratings come from txschools.gov only.

What Do Homes in Mueller Cost?

In September 2026, ZIP 78723 single-family homes closed at a median of $600,000 and an average of $639,940, with an average of $339 per square foot (Unlock MLS Market Snapshot, ZIP 78723 single-family, Sept 2026, pulled Oct 29, 2026).

Mueller itself mixes single-family homes, row homes, garden courts and condos, and about a quarter of the planned homes are in the Mueller Affordable Homes Program, which has resale rules (Catellus). The ZIP average hides a lot, so I start with the last few sales on your street.

Is Mueller a Buyer’s or Seller’s Market Right Now? Byrne Real Estate Group’s Read

Texas Farmers Market at Mueller in Austin TX

The Sunday farmers market, shown here in 2016 at its earlier home under the Browning Hangar. It moved to Branch Park Pavilion in 2021. Photo: "Texas Farmers Market at Mueller Austin 2016" by Larry D. Moore, CC BY 4.0, via Wikimedia Commons

The headline number is a big one… the ZIP 78723 single-family median fell 18.4% year over year to $600,000, and the average fell 9.0% to $639,940. Average price per square foot was down 9.4% to $339 (Unlock MLS Market Snapshot, ZIP 78723 single-family, Sept 2026, pulled Oct 29, 2026).

Here’s how I read it. Twenty-three sales is a small sample, and the mix of what sold moves the median a lot. Closed sales were up 35.3%, and the median home sold in 42 days, 15 days faster than a year ago. That tells me homes priced for today’s market are moving.

Buyers have leverage. Homes closed at 93.31% of list price, so there’s real room to negotiate. Sellers are reading the room too… new listings were down 5.6% to 34, and new contracts were down 11.1% to 24.

So I’d call it a market where buyers can negotiate and sellers who price right still sell, not a free fall. Keep in mind ZIP 78723 covers more than Mueller. Selling? See my seller process guide and how fast homes are selling in Austin.

What Our Recent Mueller Buyers Said

Byrne Real Estate Group recently helped a family moving from another state close on a condo at 1701 Simond Ave in Mueller, a short walk from Lake Park and the Thinkery. Lesley Estes, Business Partner and Lead Agent on my team, guided them through the move and the purchase. Here’s what they wrote afterward:

"As an experienced in residential transactions I have NEVER experienced the quality, data driven information and then support Byrne Realty Austin, Leslie Estes, who guided us, moving from a different state, in this transaction. But it didn’t stop there, the back office professional support continues well after the transaction is completed. We have never experienced this level of sincere professionalism, care and support."

Catherine, Google review, October 2026

That last part matters to me. Our support doesn’t stop at closing.

Who Is Mueller Not a Fit For?

Usually a poor fit if you need:

  • A big lot or lots of space between houses
  • A home with no HOA
  • One school zone for the whole neighborhood
  • Quiet streets with no events or visitors (Lake Park and the market draw crowds on weekends)

Financing note: My team’s integrated mortgage option is available through Buyer’s Rate Mortgage, NMLS #2565699. Never required. No rate promised here.
