The Short Answer

Davenport Ranch is a west Austin residential area near Loop 360 and Lake Austin, known for hillside lots, section-by-section HOA rules, and a private resident amenity called Hidden Park rather than public lakefront access. I am Clay Byrne of Byrne Real Estate Group, and I tell buyers to verify the exact subdivision, master and subassociation obligations, and Eanes ISD campus for the address before they fall in love with a view.

I’m Clay Byrne, founder of Byrne Real Estate Group. Davenport Ranch sits in the same west Austin corridor as our Bee Caves Road office, and it comes up often with buyers who want the Loop 360 / Lake Austin setting without assuming every home has lake access or club privileges. Here’s what to know.

Where is Davenport Ranch, and what’s it like?

Davenport Ranch sits in west Austin near Westlake Drive, Carry Back and Loop 360, with Lake Austin as regional geographic context rather than a promise that every house has a lake view. Streets and sections vary. Some lots are steeper. Some homes have been updated heavily. Others still need work. I always start with the Travis Central Appraisal District record and the legal subdivision name, not a marketing map.

Hidden Park is a private resident amenity, not a public city park. The Davenport Ranch Master association amenity access page lists the park at 3700 Avatar Lane, Austin, TX 78746, and park credentials are requested through the association (Davenport Ranch Master amenity access page, accessed Nov 7, 2026). Davenport Rim, a subassociation of Davenport Ranch Master, describes Hidden Park as private to residents with key-card entry off Westlake Drive east of Carry Back, plus a playground, tennis court/backboard and a wooded nature trail, with tennis reservations taking priority (Davenport Rim association information, accessed Nov 7, 2026). Davenport Rim is a condominium association. Rim condo sales are excluded from any single-family neighborhood sample in this guide.

Davenport Ranch includes different residential sections and housing types. The market example below is limited to Phase 7 Section 3 single-family sales; it does not include patio homes in other sections or Davenport Rim condominiums. Match the legal subdivision and property type before using these figures to evaluate a home.

A nearby park or Lake Austin location does not guarantee lake access, Austin Country Club membership or walk-to-club privileges. Check the rights attached to the specific property.

Local anchors:

  • Hidden Park at 3700 Avatar Lane (private resident amenity; credentials through the association)
  • Westlake Drive / Carry Back orientation for the park approach
  • Loop 360 and the Pennybacker Bridge as regional route context across Lake Austin
  • Nearby west Austin shopping and services along Bee Caves Road and Loop 360 corridors

What did homes sell for in Davenport Ranch Phase 7 Section 3?

Market sample: Davenport Ranch Phase 7 Section 3 (defined legal-section sample)

These figures use MLS-recorded closed single-family sales dated November 7, 2023 through November 7, 2026 in the defined sample above. They are not a complete census or price range for the wider neighborhood. October figures use eligible closings dated October 1-31, 2026. Averages and medians of days on market (DOM) and cumulative days on market (CDOM) omit missing values; price per square foot uses each sale’s recorded price and MLS square footage.

Trailing 3 years (November 7, 2023 through November 7, 2026): 16 closed single-family sales in this defined sample, from $1,975,000 to $6,100,000+, average $3,333,380, median $3,125,000. The maximum is shown with a + because the sample average exceeds $1 million (BREG display convention). That mark does not assert a higher unreported sale. DOM average 118.1, median 96.5; CDOM average 179.1, median 161.0; mean sale price per sq ft about $574 (median $556).

October 2026 (October 1-31, 2026): 1 eligible MLS-recorded closing at $2,322,350 (DOM 147; CDOM 147; about $451/sq ft). A one-sale month is a thin sample.

Limitations: This is Phase 7 Section 3 only, not a whole Davenport Ranch market report. Other Davenport Ranch sections are outside this sample. The $6.1M+ sample high is not a Davenport-wide maximum. Comparable sales should match the section, lot, condition and features of the home you are considering.

What schools serve Davenport Ranch?

Many buyers shopping this corridor look at Eanes ISD, but campus assignment is address-specific. Check the taxing jurisdiction on Travis CAD, then use the Eanes ISD maps / SchoolSearch tools. Confirm the current campus with the district registrar when needed rather than assuming one elementary or middle-school feeder for every home.

I confirm the campus for every address before you write an offer. Do not rely on a listing remark or a neighbor’s memory.

How do amenities and HOA rules actually work here?

Think in layers.

1. Master association obligations can apply across Davenport Ranch sections.

2. Subassociations such as Davenport Rim can add their own rules, fees and amenity details.

3. Condo documents are not a substitute for single-family covenants.

Hidden Park access is credential-based through the association. Do not assume every marketed “Davenport” address automatically includes the same park rights, the same dues, or the same architectural rules. Before you change paint, landscaping, fencing or a structure, get the current architectural guidelines and approval path for that exact lot.

How’s the commute and daily lifestyle?

Loop 360 is the big geographic hinge. Downtown, west Austin offices and Bee Caves Road errands are all in play depending on the hour and the exact street. I never quote guaranteed drive minutes in these guides. Test your real commute at the hour you would actually drive it. A Saturday midday tour does not equal a Tuesday morning.

Lifestyle trade-offs I discuss with clients: hillside lots and views versus steeper driveways and drainage questions; private resident amenities versus no public lakefront promise; established west Austin location versus limited inventory and higher all-in carrying costs once taxes, insurance and HOA layers are stacked.

Who is Davenport Ranch a good fit for?

  • Buyers who want west Austin hillside character near Loop 360 and Lake Austin as regional context
  • Buyers willing to verify private amenity credentials and layered HOA rules lot by lot
  • Buyers who will confirm Eanes (or other) campus assignment by address, not by assumption

Who might not love it:

  • Buyers who need flat, walkable streets and sidewalks everywhere
  • Buyers who assumed public lake access or country club membership came with the deed
  • Buyers who want brand-new production homes with identical HOA packages on every lot

FAQs

Is Hidden Park public?

No. Hidden Park is described as a private resident amenity with credentials handled through the association, with the park address listed at 3700 Avatar Lane. I am Clay Byrne of Byrne Real Estate Group, and we confirm amenity eligibility for the exact address before a client counts on access.

Does every Davenport Ranch property have the same HOA?

No. Master association rules can sit alongside subassociation rules such as Davenport Rim. My team at Byrne Real Estate Group reviews the resale packet for the specific lot rather than treating every “Davenport” marketing name as identical.

How do I confirm school zoning for a Davenport Ranch home?

Start with the taxing jurisdiction on Travis CAD, then use the official Eanes ISD maps / SchoolSearch tools, and call the registrar if needed. Byrne Real Estate Group confirms campus assignment for every address before an offer.

What should I review before changing a home here?

Architectural guidelines, master and subassociation approval paths, and current assessments for that section. I am Clay Byrne, and we walk buyers and sellers through those documents so surprises show up before closing, not after paint is ordered.

What did homes sell for in Davenport Ranch Phase 7 Section 3?

In the defined Phase 7 Section 3 sample only, 16 closed single-family sales from November 7, 2023 through November 7, 2026 ranged from $1,975,000 to $6,100,000+, averaging $3,333,380 (Unlock MLS Matrix export; author’s calculations, accessed November 7, 2026 (CST)).
