The Short Answer

Westlake Highlands is an established hillside neighborhood in west Austin, off Westlake Drive and Redbud Trail near Lake Austin, with Eanes ISD schools and mature trees. As Clay Byrne of Byrne Real Estate Group, I see buyers choose it for the hill country setting, lake access nearby and a 10 to 15 minute drive to downtown. Lots, views and updates vary a lot, so price each home on its own street.

I’m Clay Byrne, founder of Byrne Real Estate Group. Westlake Highlands is just up the road from our Bee Caves Road office, and it’s one of those west Austin neighborhoods people fall for on the first drive through. Here’s what to know.

Where is Westlake Highlands?

Westlake Highlands sits in the hills of West Lake Hills and unincorporated 78746, close to Westlake Drive and Lake Austin. There is no single official boundary map, so I check the subdivision name on the appraisal district record for every home. Homes are mostly from the 1960s through the 1980s with plenty of updated and rebuilt homes mixed in. Lots are wooded and sloped, so many homes have tree-top or hill views.

Local anchors:

  • Lake Austin and the views from the Pennybacker Bridge (Loop 360) overlook.
  • Red Bud Isle and Mount Bonnell, a short drive away.
  • Westlake shopping along Bee Caves Road and Loop 360, including Davenport Village.
  • Barton Creek Greenbelt trailheads to the south.

What do homes cost in Westlake Highlands?

Westlake Highlands doesn’t have its own MLS report. The closest public number is ZIP 78746, which also covers Rollingwood and West Lake Hills. In October 2026, single-family homes in ZIP 78746 sold at a median of $2,108,000, at an average of $676 per square foot, with a median of 39 days on market and 4.79 months of supply as of Nov 2, 2026 (Unlock MLS, ZIP 78746 single-family, October 2026, pulled Nov 2, 2026).

Lowest and highest sale in Westlake Highlands, last 3 years: 21 single-family homes in Westlake Highlands closed in MLS from November 2023 to November 2026, from a low of $955,000 to a high of $6.5M+, with an average of $2,256,762 (Unlock MLS, closed single-family sales Nov 2023 to Nov 2026, pulled Nov 3, 2026). I show the top as a “+” figure because some of the biggest Westlake Highlands sales close off-market and never show up in MLS.

Inside Westlake Highlands, price depends on the view, the slope, the lot and how updated the home is. I pull recent sales on your exact street, not just the ZIP number.

Which schools serve Westlake Highlands?

Westlake Highlands is in Eanes ISD, rated A (94 out of 100) by the Texas Education Agency (txschools.gov, 2025-26 reporting). Elementary zoning varies by street, and secondary students typically attend Eanes campuses including Westlake High School. Elementary assignment can change from one street to the next, so look up each address with the Eanes ISD boundary map and school search.
