Over the last 750 days, Rocky Creek homes between 3,000 and 5,000 square feet sold at a median of $1,065,000 and $257 per square foot, with a median size of 4,230 square feet. Across all of Lake Travis ISD, comparable homes built since 2005 sold at a median of $271 per square foot and only 3,681 square feet, according to Unlock MLS data pulled by Clay Byrne of Byrne Real Estate Group. What Is Rocky Creek Ranch in Austin?

Rocky Creek Ranch is a master-planned neighborhood on the south side of Hamilton Pool Road in the 78738 ZIP code, west of Bee Cave and inside Lake Travis ISD. Drees Custom Homes, Highland Homes and Taylor Morrison built most of the homes between about 2010 and 2019, so nearly everything here is a two-story stone and brick home in the 3,400 to 4,500 square foot range on a quarter-acre to half-acre lot.

What makes Rocky Creek different is the land around it. Roughly 300 acres of the community were set aside as open space… hills, oak and cedar, creek beds and ponds, laced with about five miles of trails. The neighborhood sits next to the Shield Ranch conservation land, so the views to the south and west stay wide open. Hamilton Pool Preserve is a short drive down the road.

When buyers ask me, Clay Byrne, where they can get a big Lake Travis ISD house without paying Lakeway or Spanish Oaks prices, Rocky Creek is near the top of my list every time.

I pulled every residential sale in Rocky Creek from the first closings in 2011 through October 9, 2026… 531 closed sales in all. The median sale price has gone from about $425,000 in 2011 to $1,116,000 so far in 2026. Prices peaked in 2022, settled in 2023, and have been climbing again since.

Two things stand out to me. First, homes are moving faster in 2026… a median of 21 days on market, down from 53 in 2025. Second, look at how few homes sell here now. Rocky Creek averaged about 40 to 50 sales a year from 2016 through 2021. Since 2023 it has been 12 to 16 a year. Owners are staying put, and that keeps supply tight.

Pools tell the same story. In the early years almost no homes sold with a pool. In 2026, 75% of Rocky Creek sales had one. Owners have been investing in their backyards because they plan to stay.

How Does Rocky Creek Compare to Other Lake Travis ISD Neighborhoods?

To make this an apples-to-apples comparison, I pulled every closed sale in Lake Travis ISD over the last 750 days for homes between 3,000 and 5,000 square feet, built 2005 or newer. That is 775 sales. Here is how Rocky Creek stacks up against the neighborhoods buyers usually compare it to.

The short version: Rocky Creek has the largest median home of any major neighborhood on this list, and more of its homes come with a pool than the district as a whole. Its price per square foot is right in line with Falconhead and Sweetwater, but you get 700 to 900 more square feet.

What would a Rocky Creek-size home cost somewhere else in Lake Travis ISD?

Take the median Rocky Creek home… 4,230 square feet. At each neighborhood’s median price per square foot, that same amount of house would cost about:

Is Rocky Creek Ranch a Good Place to Buy Right Now?

Here is how I read it after 29 years in this market. Rocky Creek gives you more house for the money than almost anywhere else in Lake Travis ISD, and the neighborhood can never be built out around you because the open space is already set aside. Sales volume is low because owners stay. Homes are selling faster this year than last, and the 2026 median is the highest since the 2022 peak.

The tradeoff is the drive. Rocky Creek is out Hamilton Pool Road, so you are about 6 minutes to the Galleria and Bee Cave shopping, and roughly 30 minutes to downtown Austin outside of rush hour. For most of my clients who end up here, that drive is the reason they get the space, the trails and the quiet.
