The Short Answer

It’s built for people with real sales experience who want to earn a high income in real estate without building a business from scratch.

I’m Clay Byrne. I’ve sold homes in Austin for 29 years, and for the first 20 of them I did almost everything myself. I was the marketer, the showing agent, the negotiator, the transaction coordinator and the guy putting out signs on Saturday morning. I sold a lot of houses. I also learned that one person trying to do every job is the hardest way to build anything.

So we rebuilt Byrne Real Estate Group around a different idea. Every stage in the life of a client is run by someone who is great at that one stage. That’s what this post is about… how the model works, who does well in it, and what it looks like if you’re thinking about making the move into real estate.

What is a real estate business development agent?

Most new agents are told to go build a business. Buy leads, build a brand, post on social media every day, find your own clients, write your own contracts, chase your own lender, schedule your own photographer. It’s a lot. Many of them quit before their first year is over, and it isn’t because they couldn’t sell.

A business development agent does the part of real estate that actually creates a sale:

  • Follow up with new leads quickly and with care
  • Re-engage people already in our database who are getting closer to a move
  • Set appointments by educating people and leading them forward in small, easy steps
  • Go on appointments with buyers and sellers
  • Get agreements signed and contracts written
  • Close, with our team carrying the file from there

When those steps are done well and done consistently, closings follow. That’s the whole job, and it’s a big one.

What is the leverage model, and why does Byrne Real Estate Group use it?

Think of it like an assembly line for the life of a client. Each station is run by a high performer who specializes in that station.

  • Marketing and lead generation … our content, website, search, social media and a database we own bring people in
  • Business development agents … follow up, set and run appointments, get agreements signed
  • Showing assistants … help buyers tour homes so the agent can stay on the phone and in front of the next client
  • Listing team … photos, vendors, MLS, signs, lockboxes and launch
  • Client Experience Team … contract to close, every deadline, every document
  • Past client care … we stay in touch for years, so the relationship belongs to the whole team

Clients get a better experience because no step depends on one tired person remembering everything. Agents get to spend their days doing the work that pays them. And the business runs the same way every time, which is what makes results predictable. It’s also why we can back our clients with four written guarantees.

Who does well as a business development agent?

We’re looking for achievers who like a proven system and want to win as a team. In my experience, a few backgrounds stand out:

  • Sales professionals from other industries … especially people who’ve sold higher-ticket products or services. B2B, software, medical, mortgage, insurance, solar, home services, automotive and financial services all translate well. You already know how to follow up, ask good questions and move a decision forward.
  • Parents returning to the workforce … organized, calm under pressure, great with people and ready to put that to work. A schedule built around daily rhythms and team support fits real life better than going it alone.
  • Newer agents without a brand to protect … licensed, eager and ready to learn one way of doing it well.

And to be clear about who this isn’t for… if your goal is to build a personal brand, or you want coaching on your own way of doing business, there are great places to do that. This is a business-building role on a team that is all in on one system.

What does a week look like?

Every week has the same rhythm, which is part of why it works:

  • 8:00 a.m. role play, virtual, every day
  • Team huddles Monday through Thursday, where we review your Top Five, yesterday’s leads and what’s next
  • The weekly standard: 50 meaningful conversations, 2 appointments and 1 signed agreement
  • Weekends for showings and open houses

Hold that standard week after week and you’ll have a steady pipeline. When the pipeline gets thin, more conversations refill it. Nothing about it is mysterious. It’s practice and repetition.

What are the four P’s?

Our culture comes down to four things:

  • Practice … role play every morning until the conversations feel natural
  • Participate … show up to huddles and training, every time
  • Perform … hold the weekly standard
  • Play as a championship team … low ego, high effort, and everyone wins together

Achievers do these things without being asked. That’s who we want to work with.

What does success look like? Lesley’s story

Lesley started on our team as an ISA, the person who makes the first contact with new leads and sets appointments. She moved up to buyer agent, then to lead buyer agent. As her business grew, she didn’t try to do it all herself. She used leverage… three showing assistants and our showing assistant model, which let her stay focused on conversations, appointments and agreements.

In her first 18 months, Lesley put about $268,000 in her pocket. That’s what she earned after splits, not gross commission. Today, Lesley is my business partner in Byrne Real Estate Group.

Every person’s results depend on their activity, their skill and the market. But Lesley’s path is exactly what the model is built for: learn the system, hold the standard, add leverage and grow.

How does the money work?

The big advantage is what you don’t have to pay for. To earn a high income in real estate on your own, most agents invest heavily in leads, marketing, a brand and help. Here:

  • The company provides the leads and the marketing
  • No monthly fees, no team cap and no coaching fees
  • Our listing, showing and Client Experience teams carry the work that would otherwise eat your week

Our standards are built for agents to close two to three or more homes a month once they ramp. How fast you get there depends on how consistently you do the activities.

How do I get a real estate license in Texas?

If you’re coming from another industry, the license is the first step. In Texas that means completing 180 hours of qualifying real estate courses, applying with the Texas Real Estate Commission, passing a background check and the state exam, and being sponsored by a licensed broker. Many people finish in a few months while still working their current job. And if you don’t have your license yet, Byrne Real Estate Group can sponsor your coursework, so the cost of getting started isn’t what stands between you and a new career.

Frequently Asked Questions

What does a real estate business development agent do?

A real estate business development agent follows up with leads, re-engages past contacts, sets and runs buyer and seller appointments, gets agreements signed and closes. At Byrne Real Estate Group in Austin, marketing, listings, showings and contract-to-close work are handled by specialists so the agent can focus on those steps.

Can I become a real estate agent in Austin with no real estate experience?

Yes. You need a Texas real estate license, which requires 180 hours of qualifying courses, a background check and the state exam. Byrne Real Estate Group can sponsor the coursework for candidates who aren’t licensed yet, and looks for people with professional sales experience, especially higher-ticket sales, then trains them on one proven system.

Is real estate a good career for parents returning to work?

It can be, especially on a team. At Byrne Real Estate Group, the daily rhythm, company-provided leads and support staff make the work more predictable than building a business alone. Clay Byrne built the model so agents can earn a strong income without carrying every task themselves.

Will Byrne Real Estate Group pay for my real estate license courses?

Byrne Real Estate Group can sponsor the pre-licensing coursework for candidates who aren’t licensed yet and are a fit for the business development agent role. Talk with Clay Byrne’s team about the details before you enroll.

Do I have to buy my own leads?

No. Byrne Real Estate Group provides leads through its marketing and its own database, and charges no monthly fees, team cap or coaching fees.

What is the leverage model in real estate?

The leverage model assigns each stage of a client’s experience to a specialist: marketing, business development agents, showing assistants, a listing team and a contract-to-close team. Byrne Real Estate Group uses it so every client gets a consistent experience and agents spend their time on the work that creates sales.
