Quick answer: Lost Creek is a neighborhood of about 1,200 homes in Austin's 78746 zip code, just west of Loop 360 between Westlake and Barton Creek. Why Families Choose Lost Creek

I've been selling homes in West Austin for 29 years, and Lost Creek has always been one of the neighborhoods I send families to first. People want Austin, but they don't all want to live in the middle of it. Lost Creek gives you the energy of the city with some room to breathe... big trees, quiet streets, kids on bikes, and neighbors who still wave.

Most homes here were built in the 1970s and 1980s. That means mature oaks, larger lots than you'll find in newer subdivisions, and a lot of homes that have been lovingly updated over the years. It's an established neighborhood, and the people who live here tend to stay.

Location: Right in the Middle of Everything

This is the part people don't appreciate until they live here. Lost Creek sits between Eanes and Westlake, a couple of minutes off Loop 360 (Capital of Texas Highway). From 360 you can get almost anywhere in town:

  • MoPac (Loop 1) ... a few minutes north or south on 360
  • Downtown Austin ... about 15 minutes off-peak (under 10 miles)
  • US-183 and the Domain ... straight up 360
  • I-35 ... via MoPac or Ben White
  • Austin-Bergstrom International Airport ... roughly 25 to 30 minutes off-peak
  • Westlake, Bee Cave, and the Hill Country Galleria ... for shopping and dining

The main road through the neighborhood is Lost Creek Blvd, which runs straight to 360. It's simple to get in, get out, and get around town. If you like city living but you don't want to live that close to it, this is the sweet spot.

Eanes ISD: Some of the Best Public Schools in Texas

Lost Creek is zoned to Eanes Independent School District, which is a big reason families move here. In September 2026 the Texas Education Agency gave Eanes ISD an "A" rating (94 out of 100) for the 2025-26 school year. The district has earned an A every year since Texas started A-F ratings. Westlake High School is regularly ranked among the top public high schools in Texas.

Depending on the street, most Lost Creek homes feed into:

  • Forest Trail Elementary
  • West Ridge Middle School
  • Westlake High School (home of the Chaparrals)

Always confirm school assignments for a specific address with Eanes ISD. Attendance zones can change.

Westlake Country Club (Formerly Lost Creek Country Club)

Lost Creek grew up around its country club. In 2023, on its 50th anniversary, Lost Creek Country Club was renamed Westlake Country Club and went through a major renovation. The golf course was redesigned with World Golf Hall of Famer Lanny Wadkins as a consultant, and it winds along Barton Creek. The club also has 14 resurfaced tennis courts, 6 lighted pickleball courts, resort-style pools, a 7,500 sq ft fitness center, and the Icehouse Bar and Restaurant.

Membership is separate from homeownership. It's optional, but a lot of Lost Creek families join, and it's a big part of the social life here. Golf, swim team, tennis clinics, holiday events... the club is where neighbors become friends.

Parks, Trails, and the Barton Creek Greenbelt

Lost Creek backs up to the Barton Creek Greenbelt, which has miles of hiking and biking trails and the swimming holes Austin is known for. Inside the neighborhood, the Lost Creek Limited District maintains community parks, including Lost Creek Neighborhood Park (with a playground and the kids' log cabin playhouse) and Boulder Trail Park. You'll see strollers, dog walkers, and Saturday morning runners on every street.

A Note on Taxes: Lost Creek Left the City of Austin

In May 2024, Lost Creek residents voted overwhelmingly (1,450 to 138) to disannex from the City of Austin. The City adopted the ordinance in September 2024. For homeowners, that means no City of Austin property tax line on the bill. The Lost Creek Limited District handles local services like parks and road maintenance. It's a real financial advantage over comparable West Austin neighborhoods still inside city limits.

Tax rates change every year. Buyers should verify current rates with the Travis Central Appraisal District.

  • Prices have settled, and the market is moving faster. Prices peaked in 2024 and came back down in 2025. Over the last 12 months they've held steady, and median days on market dropped from 32 to 18. Well-priced homes are selling quickly again.
  • Homes sell close to asking. Lost Creek homes consistently close at about 97% of list price. Pricing it right from day one matters more than negotiating room.
  • Inventory is limited. Only about 25 to 35 single-family homes sell here in a typical year, out of roughly 1,200 homes. As of September 25, 2026, there are 11 active listings, with a median asking price of $1,650,000.
  • Half-acre lots are rare. The median lot size among Lost Creek sales is about a third of an acre. Only about 1 in 6 homes sold in the last four years sat on half an acre or more.
