A Cedar Creek neighborhood guide and featured listing from Clay Byrne and Byrne Real Estate Group.
Cedar Creek sits right in the middle of the busiest growth corridor in Central Texas... Tesla's Gigafactory to the west, the SpaceX Starlink factory and The Boring Company to the east near Bastrop, and Austin-Bergstrom International Airport just up Highway 71. I'm Clay Byrne, founder of Byrne Real Estate Group (BREG), and I'm currently the listing agent for 142 Llano Court in River Crossing, one of Cedar Creek's gated acreage neighborhoods. This guide covers what it's like to live in Cedar Creek today, why so many buyers are looking east of Austin, and what makes 142 Llano Court worth a look.
Where is Cedar Creek, Texas?
Cedar Creek is an unincorporated community in western Bastrop County, about 11 miles west of Bastrop and roughly 30 miles from downtown Austin. The community centers on Highway 21 and FM 535, just south of Highway 71, which is the main route between Austin and Bastrop. It's one of the older settlements in the county, dating back to the 1830s, and it still has a rural feel... pine and oak ridges, larger lots, and the Colorado River running along its northern edge.
- County: Bastrop County
- ZIP code: 78612
- Schools: Bastrop ISD
- Main roads: Highway 71, Old Highway 71, Highway 21 and FM 535
- Airport: about 20 minutes to Austin-Bergstrom from River Crossing
Why are buyers moving to Cedar Creek near Tesla and SpaceX?
Jobs and land. The Highway 71 and SH 130 corridor has turned into one of the biggest employment centers in Texas, and Cedar Creek is one of the few places nearby where you can still buy a custom home on acreage.
- Tesla Gigafactory Texas sits at SH 130 and Tesla Road in southeast Travis County. It's Tesla's headquarters and one of the largest factories in the world by floor space, building the Model Y and the Cybertruck.
- SpaceX Starlink manufactures Starlink kits at its campus on FM 1209 in Bastrop County. SpaceX announced a $280 million expansion there, backed by a $17.3 million state grant, that's expected to add more than 400 jobs.
- The Boring Company moved its headquarters and engineering operations to the Bastrop area, part of a cluster of Musk-affiliated companies east of Austin.
Cedar Creek sits between Giga Texas and the Bastrop campuses, so a lot of the buyers Byrne Real Estate Group talks to out here work at one of these companies, or at the airport, and want a short commute that ends somewhere quiet. Others simply want more land for their money than they can find in Austin proper.
What is River Crossing in Cedar Creek like?
River Crossing is a gated acreage community off Old Highway 71 along the Colorado River. It's one of the neighborhoods Byrne Real Estate Group points acreage buyers to first when they're looking east of Austin.
- Gated entry with paved roads and underground utilities
- Lots generally from about 1.6 to 7 acres
- Community parks, including one with a boat dock on the Colorado River
- Deed restrictions that protect home values, with a modest annual HOA (about $539 a year at the time of writing)
- Next door to McKinney Roughs Nature Park, 1,100 acres of trails along the river
Homes here tend to be custom builds on large wooded lots, so they don't come up for sale often. When one does, it usually offers a lot more house and land per dollar than a comparable property on the west side of Austin.
What makes 142 Llano Court in River Crossing stand out?
142 Llano Ct, Cedar Creek, TX 78612 is listed by Clay Byrne of Byrne Real Estate Group at $999,900. It's a single-story custom home by Don Thomas Custom Homes on 2.14 acres at the end of a cul-de-sac, with Hill Country and tree views and a resort-style backyard.

It opens to the dining and living areas, and the living room has a fireplace. There are two living areas in total, so the floor plan works for both everyday life and entertaining.
Outdoor living
This is where 142 Llano really separates itself. A Florida-style screened enclosure covers a heated in-ground pool and spa with a waterfall, so you can use the pool and outdoor living areas more months of the year. How do you get to 142 Llano Court?
From Austin, take Highway 71 east. After you pass Berdoll's Pecans, turn left onto Old 71, then left onto Colorado Drive at the River Crossing entrance. Turn right on Sabine, then right onto Llano Court, and the home is at the end of the cul-de-sac.
What should you know before buying acreage in Cedar Creek?
Acreage in Bastrop County comes with a few questions you don't get in a city subdivision. Before you make an offer, get clear answers on these:
- Water and wastewater. Some Cedar Creek homes are on public water and some on wells. Most use septic, and aerobic systems need a maintenance contract.
- Deed restrictions and HOA. Neighborhoods like River Crossing have restrictions on home size, outbuildings and animals. Read them before you plan a barn or shop.
- Property taxes. Rates in Bastrop County differ from Travis County, and a seller's exemptions don't transfer to you. Ask your lender to estimate taxes at your purchase price.
- Commute. Drive it at rush hour. Highway 71 and SH 130 traffic has grown with the corridor.
- Financing. Custom homes on acreage sometimes need a lender who understands rural and non-traditional properties.
That last one is why BREG works hand in hand with Buyer's Rate Mortgage. Your agent and your loan officer work the same plan from day one. One Team. One Plan.
What is there to do around Cedar Creek?
- McKinney Roughs Nature Park: 1,100 acres of hiking, biking and horseback trails along the Colorado River
- Hyatt Regency Lost Pines Resort: golf, spa and dining just down the road
- Cedar Creek Park: a 37-acre county park with ball fields and trails
- Historic downtown Bastrop: shops, restaurants and river walks about 15 minutes east
- Austin: the airport, downtown and everything else Austin offers, without Austin's density
