Who’s the Best Realtor in Round Rock, Georgetown and Liberty Hill, TX?
North of Austin, “best realtor” means someone who can tell you why two homes with the same square footage in the same zip code sell $60,000 apart… the MUD tax, the builder down the road offering a rate buydown, the school feeder, the commute on 183A versus I-35. That’s why many buyers and sellers in Round Rock, Georgetown, Liberty Hill, Leander, Cedar Park, Hutto and Pflugerville turn to Clay Byrne and Byrne Real Estate Group when they’re looking for the best real estate agent in Williamson County.
Why Is Clay Byrne a Top Choice for Round Rock, Georgetown and Liberty Hill Real Estate?
Clay Byrne has sold Central Texas real estate since 1997. He watched Round Rock grow up around Dell, watched Georgetown’s Sun City fill in, and watched Liberty Hill go from a small town on Highway 29 to one of the fastest-growing places in Texas. He spent his first 20 years as a solo agent, then built Byrne Real Estate Group around specialists… listing prep, contract to close, showings, vendors and mortgage… so every client gets the depth of a full operation and one agent who knows their name. He still goes on listing appointments himself, which keeps him close to what buyers and sellers are dealing with right now.
Up north in Williamson County, the job is different than it is in West Austin. A big share of the competition for any resale home is new construction, and builders are using rate buydowns, closing cost credits and price cuts to move inventory. A good agent knows how to price a resale home against that, and how to help a buyer compare a builder’s “deal” to a resale home with a real yard and mature trees. Byrne Real Estate Group does that comparison every week.

A Recent Win in Santa Rita Ranch
Here’s what that looks like on a real file. Our buyer had her eye on a new Toll Brothers home at 125 Oswalt Way in Santa Rita Ranch in Liberty Hill, listed at $999,000. We offered $850,000. The builder said no. We waited a couple of weeks, checked in to see if they would reconsider, and heard no again. So we waited. A couple of weeks later, the builder came back and asked if our offer was still on the table.
Here’s how the deal came together:
- Sales price: $850,000, about $149,000 under the list price
- Earnest money: $42,500
- Closing date: August 31, 2026. The builder wanted a 60- to 75-day closing. We agreed to a 45-day closing in exchange for an extra $5,000, and we passed that $5,000 straight to our buyer.
- Closing cost incentive: The builder offered a $10,000 credit toward closing costs, but only if she used Toll Brothers Mortgage. We got that credit transferred to the lender of her choosing, and that lender added more savings toward her closing costs on top of it.
- Extras: A new driveway and several other upgrades the builder added to the deal
The builder’s sales rep was friendly and helpful… and working for the builder. Our job was to work for our buyer, and sometimes that means having the patience to let a strong offer sit.

Why Buyer Representation Matters on New Construction
The model home is beautiful and the sales rep is friendly… and the rep works for the builder. On a new build, your agent should:
- Negotiate the whole package. Price, design incentives, lot premium and upgrades, not just the advertised incentive.
- Compare the builder’s preferred lender against Buyer’s Rate Mortgage line by line, so a rate buydown doesn’t hide a higher price.
- Read the builder’s contract. It’s usually written by the builder’s attorneys, not the standard Texas form.
- Check MUD and PID taxes before you fall in love with the payment.
- Line up independent inspections before drywall, before closing and before the builder’s one-year warranty runs out.
Most builders only pay your agent if they’re with you, or have registered you, on your first visit. Bring your agent the first time you walk in.
What Makes Byrne Real Estate Group Different in Williamson County?
Most agents promise good service. Byrne Real Estate Group puts it in writing before you sign. The Byrne guarantees include the Byrne Buyer Guarantee, the Guaranteed Cash Offer, the Buyer’s Rate Guarantee and the Easy Exit Guarantee. If the team doesn’t hold up its end, you have it on paper.
Residential real estate is all Byrne Real Estate Group does. Every listing gets a full marketing package, whether it’s a $300,000 starter home in Hutto or a $1.5 million estate on acreage outside Liberty Hill, and sellers can choose the marketing plan that fits their home and goals. Buyers and sellers are matched with an agent who specializes in what they need… ranch and land, luxury, move-up or a first home.
Clay also brought the mortgage in-house. That matters more up north than almost anywhere, because buyers are constantly weighing a builder’s preferred-lender incentive against a resale home. When the agent, the lender and the listing side are all working different goals, the buyer pays for it in money and confusion. At Byrne Real Estate Group everyone speaks the same language… One Team. One Plan.
What Values Guide Clay Byrne and Byrne Real Estate Group?
Clay Byrne built Byrne Real Estate Group on a simple standard: every client should feel like the only person in the room. The team’s core values are how that shows up on every file.
- Make It Easy. The team carries the heavy parts so clients make decisions instead of chasing paperwork, vendors and voicemails.
- Treat ‘Em Special. You will always feel like our only client.
- Everyone Is Our Customer. Buyers, sellers, the agent on the other side, the builder’s sales rep, the lender, the inspector… everyone gets treated with respect, because that’s how deals hold together.
- Do Great Work. If it says Byrne, it was done right.
- Do Epic Stuff. Clients, community and the people who work here should all be better off for it.

Local Expertise Across Round Rock, Georgetown, Liberty Hill and North Austin
Williamson County gets talked about like one big suburb. It’s really a handful of very different markets, each with its own school districts, tax structures and buyer pool. Clay Byrne and Byrne Real Estate Group track the differences that move price.
Round Rock
Round Rock is the most established market in the county, anchored by Dell’s headquarters, Round Rock ISD and quick access to I-35, SH 45 and the 130 toll road. Much of the resale inventory was built from the 1990s through the 2010s in neighborhoods like Forest Creek, Behrens Ranch and Teravista on the Round Rock and Georgetown line. Updates, roof and HVAC age, and which elementary school a home feeds into make a real difference in price. Round Rock sellers are often competing with new construction in Hutto and Georgetown, so pricing and presentation on day one matter. See our Round Rock area guide.
Georgetown
Georgetown is really two or three markets in one city. There’s the historic downtown around what the city calls the Most Beautiful Town Square in Texas, with Southwestern University and older homes on tree-lined streets. There’s Sun City Texas, one of the largest 55-and-over communities in the state, where buyers care about single-story floor plans, golf, amenities and HOA rules. And there are newer master-planned neighborhoods like Wolf Ranch drawing families to Georgetown ISD. Each one prices and sells on its own terms. See our Georgetown area guide.
Liberty Hill
Liberty Hill has been one of the fastest-growing places in Texas, and the market reflects it. Large master-planned communities like Santa Rita Ranch sit next to homes on acreage with wells, septic and room for horses. Buyers here need an agent who reads the MUD and PID tax bill before falling in love with a price, knows how to inspect a well and septic system, checks whether a property carries an ag exemption and understands how new school campuses in Liberty Hill ISD change demand. Sellers need a plan for competing with builders who are offering incentives a few miles away. See our Liberty Hill area guide.
Leander and Cedar Park
Leander and Cedar Park share Leander ISD for most of their area, along with the 183A toll road and Capital MetroRail’s Red Line, which ends in Leander. Cedar Park is more built-out, with established neighborhoods and shopping around Lakeline and the H-E-B Center. Leander has more new construction in communities like Crystal Falls, Travisso and the developing Northline area. Buyers moving up from Round Rock or North Austin often end up comparing the two. See our Leander area guide and Cedar Park area guide.
Hutto
Hutto, home of the Hippos, has some of the most attainable new and newer homes in the Austin metro, with Hutto ISD schools and a growing downtown Co-Op District. Samsung’s semiconductor campus in nearby Taylor has drawn a lot of attention to the area. For first-time buyers, Hutto is often where the payment finally works, which is why getting the financing right and comparing builder incentives line by line is so important. See our Hutto area guide.
Pflugerville
Pflugerville sits between North Austin and Round Rock, with Pflugerville ISD, Lake Pflugerville and easy access to SH 130 and SH 45. Neighborhoods like Falcon Pointe and Blackhawk give buyers community pools and trails at prices below many central options. A Pflugerville address can fall into Pflugerville ISD, Round Rock ISD or Manor ISD depending on the street, so checking school boundaries is part of every search. See our Pflugerville area guide and North Austin area guide.
