The Short Answer

Great Hills is a mature northwest Austin residential area where renovation trade-offs, park access and school district boundaries matter as much as the curb appeal. I am Clay Byrne of Byrne Real Estate Group, and the first thing I warn buyers about is scope: the Great Hills HOA site expressly covers platted lots in Great Hills IX and X, not every home that markets itself under the Great Hills name.

I’m Clay Byrne, founder of Byrne Real Estate Group. Great Hills offers established northwest Austin streets, but the right home depends on its condition, association obligations and school assignment. Here is how I walk clients through it.

Where is Great Hills, and what’s it like?

Great Hills sits in northwest Austin with everyday orientation toward mature streets, established tree cover and nearby Arboretum / US 183 corridor services. Homes vary widely in update level. Some buyers love the chance to renovate in place. Others want turnkey only. Either way, price the house you are actually buying, not the neighborhood brochure.

The Great Hills HOA 2019 revised declaration defines its coverage around Sections 9 / IX and 10 / X, with specified lot exceptions unless voluntarily submitted (accessed Nov 7, 2026). That association does not cover all of Great Hills. The market sample below includes other named Great Hills legal sections, so its prices should not be read as statistics for the IX/X association alone. Obtain the governing documents for the exact lot.

Within the IX/X association, the HOA site notes that changes require advance ARC approval, including painting, sheds and major changes (accessed Nov 7, 2026). The HOA map/address page lists streets and addresses under that IX/X association only; use that page rather than assuming every address on those street names is included.

The market figures below use a broader sample of MLS records with Great Hills legal-section names, including Fairway at Great Hills. They are not limited to Sections IX/X and do not establish HOA membership for a home.

Local anchors:

  • Great Hills Park orientation at 10801 Sierra Oaks (stewardship committee description)
  • Trailhead references at Floral Park, Sierra Oaks, Sierra Nevada and Foxway (historical committee trail article; check current conditions)
  • Bull Creek watershed / creek setting described by park pages as context, not a promised waterfall
  • Arboretum-area retail and US 183 corridor services for daily errands

What do homes cost in Great Hills?

Market sample: Great Hills named-legal MLS sample (150 closed SF sales)

These figures use MLS-recorded closed single-family sales dated November 7, 2023 through November 7, 2026 in the defined sample above. They are not a complete census or price range for the wider neighborhood. October figures use eligible closings dated October 1-31, 2026. Averages and medians of days on market (DOM) and cumulative days on market (CDOM) omit missing values; price per square foot uses each sale’s recorded price and MLS square footage.

Trailing 3 years (November 7, 2023 through November 7, 2026): 150 closed single-family sales in this defined sample, from $425,000 to $1,861,000, average $990,597, median $947,500. DOM average 35.9, median 12.5 (4 sales missing this field and omitted from the average/median); CDOM average 42.3, median 18.0 (4 sales missing this field and omitted from the average/median); mean sale price per sq ft about $351 (median $341).

October 2026 (October 1-31, 2026): 4 eligible MLS-recorded closings, from $686,000 to $842,500, average $770,000, median $775,750. DOM average 8.0, median 8.0 (2 sales missing this field and omitted from the average/median); CDOM average 8.0, median 8.0 (2 sales missing this field and omitted from the average/median); mean about $307/sq ft.

Limitations: This named-legal sample is broader than the Great Hills HOA Sections IX/X footprint, but is not a complete neighborhood census. Copperas Cove/Lampasas namesakes and records without a confirmed Great Hills legal-section match are excluded. Comparable sales still need to match the specific home, lot and condition.

What should you know about Great Hills Park and trails?

A local park stewardship committee, rather than a municipal department, identifies Great Hills Park on Sierra Oaks with a playscape, exercise equipment, first-come pavilion and drinking fountain, and explicitly no restrooms (Great Hills Park committee, accessed Nov 7, 2026). Check current conditions and available facilities before planning a visit.

The trails article describes trailheads at Floral Park, Sierra Oaks, Sierra Nevada and Foxway, notes that Floral Park lacks convenient parking while Sierra Oaks and Foxway have parking, and cautions that creek crossings and rain-dependent features mean no guaranteed waterfall (accessed Nov 7, 2026). It was written by a former chair covering 2000-2017, so treat it as historical orientation rather than a live trail-condition report.

Which schools serve Great Hills?

Do not assume one district for every Great Hills address. Check the parcel’s district on Travis CAD, use the official Austin ISD or Round Rock ISD attendance tools as appropriate, and confirm the current campus with the district before making a purchase decision. A neighborhood name alone is not proof of school assignment.

I confirm the campus for every address before you write an offer.

How’s the commute and daily lifestyle?

US 183, MoPac and the Domain / Arboretum employment and retail corridors are the practical hinges. Drive times vary by hour and exact street. No guaranteed minutes in this guide.

Trade-offs I discuss: renovation upside versus unknown prior work; mature trees versus foundation and drainage diligence; park access versus limited parking at some trailheads; dual-district complexity versus buyers who want one simple feeder story.

Who is Great Hills a good fit for?

  • Buyers who like established northwest Austin streets and are open to updating an older home
  • Buyers willing to verify HOA scope (including whether IX/X rules even apply)
  • Buyers who will confirm Austin ISD vs Round Rock ISD by address

Who might not love it:

  • Buyers who want brand-new construction only
  • Buyers who need one HOA document set to explain every nearby street
  • Anyone conflating Great Hills with Northwest Hills or a generic Northwest Austin marketing label

FAQs

Does the Great Hills HOA cover every Great Hills home?

No. The Great Hills HOA website explicitly governs platted lots in Great Hills IX and Great Hills X. I am Clay Byrne of Byrne Real Estate Group, and we verify which association, if any, actually governs the lot before treating those covenants as universal.

What is Great Hills Park like?

A local park stewardship committee identifies Great Hills Park on Sierra Oaks with a playscape, exercise equipment, pavilion and drinking fountain, and explicitly notes no restrooms. Trailheads and parking vary by entrance. My team at Byrne Real Estate Group treats committee pages as orientation, not a live municipal condition report.

Which school district serves Great Hills?

It depends on the address. Evaluate Great Hills homes against both Austin ISD and Round Rock ISD official tools, then confirm on Travis CAD. Byrne Real Estate Group does not assume one feeder path for the whole neighborhood.

Do I need architectural approval to change a home in the IX/X association?

Within the Great Hills HOA that governs IX and X, advance ARC review applies to changes such as painting, sheds and major work. I am Clay Byrne, and we pull the current guidelines for the exact association tied to the property.

How much do homes cost in Great Hills?

In the named-legal Great Hills sample of 150 closed single-family sales (November 7, 2023 through November 7, 2026), prices ranged from $425,000 to $1,861,000, averaging $990,597 (Unlock MLS Matrix export; author’s calculations, accessed November 7, 2026 (CST)). October 2026 had 4 eligible closings with a median of $775,750. My team at Byrne Real Estate Group notes this sample is not the same footprint as the IX/X HOA alone.
