The Short Answer

River Place is a northwest Austin community with trails, Woodlands Park and a split between a governmental Limited District and a separate HOA. I am Clay Byrne of Byrne Real Estate Group, and I tell buyers to learn which amenities are district-run, which rules are HOA-driven, and which Leander ISD campus serves the exact address.

I’m Clay Byrne, founder of Byrne Real Estate Group. River Place comes up for buyers who want northwest Austin access toward Four Points without assuming every park, trail fee or tennis court works the same way for every home. Here’s what to know.

Where is River Place, and what’s it like?

River Place sits in northwest Austin with everyday orientation around River Place Boulevard, Big View Drive and the Four Points employment and retail corridor. The neighborhood has both a homeowners association and a governmental Limited District with different jobs. Per the Limited District’s LD vs HOA page (accessed Nov 7, 2026), the Limited District manages parks/recreation and solid waste/recycling funded by tax, while the HOA handles common areas, covenants and annual dues. That split matters when a listing casually says “community amenities.”

The same page records full-purpose annexation and district conversion dated December 15, 2017. Treat that as history. Current parcel jurisdiction and tax status still need a Travis CAD check for the address you are buying.

River Place section names, HOA membership and Limited District boundaries are not interchangeable. The market sample below uses MLS legal descriptions for numbered River Place residential sections plus Overlook at River Place, Villas at River Place and River Place at Panther Hollow. It includes Sections 4 and 17, but does not imply that every sampled property has identical district services or HOA rights. Condominium ownership, nonresidential properties and records without a confirmed section match are excluded.

Local anchors:

  • Woodlands Park at 8820 Big View Drive (practice fields, fishing circle, covered playscape, pavilion, picnic/grill areas)
  • Panther Hollow, Little Fern and Canyon trails (out-and-back system; public sunrise to sunset; no on-trail water supplied)
  • River Place Boulevard as the main neighborhood spine toward Four Points / RM 620 area services
  • Nearby comparison communities such as Steiner Ranch for lake-corridor lifestyle shoppers

What do homes cost in River Place?

Market sample: River Place defined legal-section sample (121 closed SF sales)

These figures use MLS-recorded closed single-family sales dated November 7, 2023 through November 7, 2026 in the defined sample above. They are not a complete census or price range for the wider neighborhood. October figures use eligible closings dated October 1-31, 2026. Averages and medians of days on market (DOM) and cumulative days on market (CDOM) omit missing values; price per square foot uses each sale’s recorded price and MLS square footage.

Trailing 3 years (November 7, 2023 through November 7, 2026): Across the defined River Place legal-section sample, 121 MLS-recorded single-family sales closed between November 7, 2023 and November 7, 2026. Recorded sale prices ranged from $620,000 to $5,957,000, averaging $1,107,679, with a median of $1,002,500. This is a defined section sample, not a complete census or a maximum for every River Place property. The high includes a waterfront Section 17 sale recorded in MLS. The maximum is shown with a + in Key Facts because the sample average exceeds $1 million (BREG display convention); that mark does not assert a higher unreported sale.

October 2026 (October 1-31, 2026): 6 eligible MLS-recorded closings, from $750,000 to $1,195,000, average $962,000, median $945,500. DOM average 90.6, median 107.0 (1 sale missing this field and omitted from the average/median); CDOM average 90.6, median 107.0 (1 sale missing this field and omitted from the average/median); mean about $302/sq ft.

Limitations: Condominium ownership and records without a confirmed legal-section match are excluded. This section sample does not establish Limited District boundaries or services for a particular property. Comparable sales should match the specific home, lot, condition and features.

What trails and parks should buyers understand?

The trail system is useful and specific. Per the River Place Limited District trails page (accessed Nov 7, 2026):

  • Panther Hollow, Little Fern and Canyon are an out-and-back system, not a loop.
  • Public hours are sunrise to sunset.
  • No water is supplied on the trails.
  • A posted fee of $10 per hiker applies during weekend peak usage and holidays from sunrise to 4pm, credit card only / no cash, with hours subject to change.
  • Children 12 and under accompanied by an adult are free; under 16 must be accompanied.
  • Residents can check the district’s current trail-card application and eligibility rules before visiting. Do not assume that a River Place mailing or marketing name alone qualifies a household for a resident card.

Woodlands Park at 8820 Big View Drive includes practice fields, a fishing circle, covered playscape, picnic tables and grills, plus a pavilion rentable to residents and nonresidents (Woodlands Park page, accessed Nov 7, 2026). Tennis is described for members, not as automatic free access for every homeowner. Park access should not be confused with separate country-club privileges.

What school district serves River Place?

Check a River Place home with the Leander ISD attendance tools. Leander expressly warns that the mapping tool should not be used alone to make a home purchase or rental decision. Confirm the district on Travis CAD and verify the current campus with the district registrar when needed. Do not assume a universal feeder path for all addresses.

I confirm the campus for every address before you write an offer.

How’s the commute and daily lifestyle?

Four Points is the practical hinge for groceries, services and the RM 620 corridor. Downtown, Domain-area and northwest employment routes all depend on the hour. I do not publish guaranteed drive minutes. Test the commute you would actually drive.

Lifestyle trade-offs I discuss: trail and park access versus fee and membership details; district taxes plus HOA dues versus amenities you will actually use; northwest Austin space versus funneling through limited arterial routes at rush hour.

Who is River Place a good fit for?

  • Buyers who want northwest Austin trails and park space with clear eyes on district vs HOA roles
  • Buyers willing to verify Leander ISD campuses by address
  • Buyers comparing River Place with Steiner Ranch or Avery Ranch for different amenity and commute packages

Who might not love it:

  • Buyers who want urban walkability and dense retail at the front door
  • Buyers who assumed every trail, tennis court or pavilion use was free and unlimited
  • Buyers who will not accept both a governmental district layer and an HOA layer

FAQs

Is every River Place park facility owned by the HOA?

No. The River Place Limited District manages parks, recreation and solid waste/recycling, while the HOA handles common areas and covenants. I am Clay Byrne of Byrne Real Estate Group, and we explain both layers so buyers do not mix district parks with HOA rules.

Are the River Place trails a loop, and are they free?

Panther Hollow, Little Fern and Canyon form an out-and-back system, not a loop. Public hours are sunrise to sunset. As of the district trail page accessed Nov 7, 2026, a $10 per-hiker fee applies during weekend peak hours and holidays from sunrise to 4pm (credit card, no cash; hours subject to change), with children 12 and under free when accompanied by an adult. My team at Byrne Real Estate Group rechecks current posted rules before a client plans around them.

How do I confirm schools for a River Place address?

Use Leander ISD attendance tools, then confirm district identity with the county appraisal district and the registrar. Leander expressly warns not to rely on the map alone for a purchase. Byrne Real Estate Group confirms campuses for every address before an offer.

What is Woodlands Park like?

Woodlands Park at 8820 Big View Drive includes practice fields, a fishing circle, covered playscape, picnic and grill areas and a pavilion that can be rented by residents and nonresidents. Tennis is described for members, not as automatic free access for every homeowner. I am Clay Byrne, and we verify amenity eligibility in the current district and association materials.
