Buyers who want central Austin without a long commute usually end up choosing between two very different neighborhoods… brand-new Mueller and century-old Hyde Park. I’m Clay Byrne, Founder and Real Estate Agent at Byrne Real Estate Group, a 29-year Austin real estate agent, and my team helps buyers and sellers across central Austin every week. Here’s how I’d compare them.
The Short Answer
Pick Mueller if you want newer homes, parks and a planned, walkable town center. Pick Hyde Park if you want historic bungalows, A-rated schools on the Lee, Kealing and McCallum path, and the best Bike Score in this comparison (94). On price, ZIP 78751 (Hyde Park area) had a $605,000 median on only 9 sales in September 2026, close to the $600,000 median in ZIP 78723 (Mueller area) (Unlock MLS, single-family, Sept 2026). Both are in Austin ISD, and in both I confirm the school for each address.

Small sample: 9 sales; months of supply not available for this ZIP.
Here’s how I read 78723. Buyers are negotiating… homes closed at 93.31% of list, and the median fell 18.4% from a year ago while more homes sold. That’s a buyer-friendly window. I’ll note that 78751 had only 9 sales, a small sample where one sale moves the numbers a lot. Homes there closed at 87.72% of list with a 29-day median, which tells me pricing has to be right.
How Do Mueller and Hyde Park Feel Day to Day?
- Mueller: the former airport redevelopment, built around Lake Park, the Thinkery and a grocery-anchored town center. Newer homes, row homes and condos, with HOA amenities.
- Hyde Park: one of Austin’s oldest neighborhoods, just north of UT. Bungalows on tree-lined streets, a historic district with design rules, and Duval Street’s coffee shops.

Who Is This Not a Fit For?
- Mueller: buyers who want no HOA or a big lot
- Hyde Park: buyers who want new construction or no historic district rules, and anyone who minds student traffic near UT
