Twenty minutes in a house you love goes fast. You notice the kitchen and the light, and you miss the water stain on the ceiling and the 25-minute school drop-off. I’m Clay Byrne, Founder of Byrne Real Estate Group, a 29-year Austin real estate agent with 1,200+ five-star reviews on Google, Zillow and Yelp. When my team at Byrne Real Estate Group tours homes with buyers, we bring a checklist, and here it is.

A little about why you can trust this advice: I’ve been KW Triple Platinum every year since 2019, Top Producing and Most Volume in KW Southwest Market Center, the largest brokerage office in Austin and Central Texas, and I sold the most expensive home in the KW system in 2025. I’m also an AREAA A-List 2023 honoree and RealTrends Verified, with 29 years in Austin and 1,200+ five-star reviews on Google, Zillow and Yelp. Those 1,200+ five-star reviews don’t lie.

The Short Answer

During an Austin home showing, look past finishes to the things that cost money: roof, foundation, HVAC, water and drainage, windows, and the lot. Then check what you can’t change… location, noise, commute and the school zone for that exact address. Clay Byrne and Byrne Real Estate Group help you spot red flags before you write an offer, and the option period and an inspection protect you after.

What Should I Check Inside the House?

  1. Ceilings and walls. Stains, fresh paint in one spot, or cracks over doors can point to leaks or foundation movement.
  2. Doors and windows. Doors that stick or won’t latch are a common foundation clue in Central Texas clay soils.
  3. HVAC and water heater. Look at the data plate for age.
  4. Under sinks. Moisture, soft cabinets or a musty smell.
  5. Electrical panel. Ask what brand and age it is.
  6. Smell. Heavy air freshener can be covering something.

What Should I Check Outside and Around the Neighborhood?

  • Grading and drainage. Does the yard slope toward the house?
  • Roof condition and gutters.
  • Trees close to the foundation or roofline.
  • Traffic and noise at the hour you’d be home.
  • Your real commute. Drive it at rush hour.
  • The zoned schools for that address, not the neighborhood name.

What Does Clay Byrne Look for That Most Buyers Miss?

After 29 years in Austin, I look at resale. Will the next buyer want this floor plan, this lot and this street? I also look at how the home is priced against what’s active and sold nearby, so you know if there’s room to negotiate. And I ask the listing agent the questions you’d feel awkward asking: why are they selling, have there been offers, any known issues.

What Happens After a Showing Goes Well?

You write an offer with an option period so you can inspect. Your preapproval letter should match your offer. With our integrated mortgage through Buyer’s Rate Mortgage, your agent and loan officer are on the same team, so that happens fast. Ask about the 3-2-1 cash-to-close program if keeping cash in the bank matters to you.

And if you buy and later realize the home isn’t right, the Byrne Buyer Guarantee means we sell it for you with a free listing fee for up to 18 months after closing. Learn more at byrnebuyerguarantee.com.
