Closing costs in Austin usually land in a few thousand to low-tens-of-thousands of dollars… depending on price, loan type, and who pays what in the contract.
I tell buyers and sellers to separate fixed Texas title premiums (set by the Texas Department of Insurance) from negotiable lender and contract items. Texas title basic premiums are public. Everything else belongs on a written estimate, not a blog guess.

What Counts as Closing Costs in Austin?
Closing costs are the fees and prepaid items paid at closing that are not the down payment itself.
Common buckets my team and I walk through:
- Title insurance and title company fees (Texas rates for the basic premium are promulgated by TDI)
- Lender fees and third-party loan costs (when financing)
- Prepaid items (interest, insurance, property tax escrow deposits)
- Government recording and transfer items (as applicable)
- HOA / condo resale documents when the property has an association
- Prorations (taxes, HOA dues) that shift between buyer and seller
Seller-side costs often include the loan payoff, prorations, and any credits or repairs agreed in the contract. Buyer-side costs often include lender items, prepaid taxes/insurance, and the owner’s or loan title policy depending on the deal.
How Much Are Closing Costs in Austin for Buyers?
There is no single Austin percentage that fits every file. Price, loan type, credit, and concessions change the number.
For context only, Unlock MLS reported a City of Austin median sold price of $570,958 in September 2026 (all residential) and an MSA median of $421,000 (Unlock MLS Central Texas Housing Report, published Oct 13, 2026). Those medians are useful for sizing title examples… not for quoting your loan.
Title example (basic premium only): Using TDI rates effective March 1, 2026, a policy face amount of about $570,958 calculates to roughly $3,107 in basic title premium. A $421,000 face calculates to roughly $2,366. Formula for policies between $100,001 and $1,000,000: subtract $100,000, multiply by 0.00494, round to the nearest dollar, add $780 (TDI).
What that example does not include: lender underwriting/origination, appraisal, credit report, prepaid interest, homeowners insurance escrow, property tax escrow, HOA packets, survey, or attorney items if any.
My rule: ask for a written Loan Estimate early and a Closing Disclosure before you sign. If financing through Byrne Real Estate Group’s integrated mortgage path, loan content carries Buyer’s Rate Mortgage NMLS #2565699… and still requires a written estimate. No rate is promised here.

Who Pays Closing Costs in Texas… Buyer or Seller?
In Texas, the purchase contract decides most of it.
Common patterns Byrne Real Estate Group sees:
- Title policy: often negotiated (who pays owner’s policy vs loan policy)
- Seller concessions: seller may credit buyer toward allowable closing costs or prepaid items, subject to loan program limits
- Option fee and earnest money: buyer-paid under typical Texas contracts (different from closing costs, but part of cash to close)
- HOA resale certificate: often seller-ordered; confirm in the contract
- Repairs / credits: negotiated after inspection
Citywide, September 2026 closings averaged about 92.5% of list in the City of Austin (Unlock MLS, published Oct 13, 2026). That negotiation room sometimes shows up as price, sometimes as seller-paid costs. I prefer to run both options on a net sheet before anyone picks a lever.
How Can I Lower My Closing Costs?
Practical levers that do not require guessing a rate:
- Compare the Loan Estimate line by line (shop lenders on APR and fees, not a single teaser number)
- Ask which title premiums and endorsements are required vs optional
- Negotiate seller credits where the loan program allows them
- Avoid last-minute loan changes that force re-disclosure and rush fees
- Confirm HOA and survey costs early so they are not a day-of surprise
- Use a clear net sheet so seller credits are measured against price cuts

Who Is This Closing-Cost Guide Not For?
This post is not a Loan Estimate, a Closing Disclosure, or tax advice. Investors with commercial structures, cash buyers with different title setups, and new-construction builder contracts can look very different. Byrne Real Estate Group will point those files to the right specialist path.
FAQs
How much are closing costs in Austin?
They vary by price, loan type, and contract credits. I start with Texas title basic premiums from the Texas Department of Insurance, then adds lender and prepaid items from a written Loan Estimate. For September 2026 context, Unlock MLS put the City of Austin median sold price at $570,958 (published Oct 13, 2026).
Who pays closing costs in Texas, buyer or seller?
The contract decides. Byrne Real Estate Group often sees title premiums, seller credits, and HOA document costs negotiated deal by deal. I run a net sheet so both sides see cash to close and seller net before choosing price vs credits.
Can the seller pay my closing costs?
Often yes, within loan-program limits. My team and I treat seller credits as one tool alongside price… not a substitute for a clean Loan Estimate.
How can I lower my closing costs?
Compare Loan Estimates, confirm required vs optional title items, negotiate allowable seller credits, and lock the file early enough to avoid rush re-disclosure. Byrne Real Estate Group walks buyers through those lines before closing day.
Do closing costs include my down payment?
No. Down payment is separate from closing costs. See Byrne Real Estate Group’s minimum down payment guide for how those pieces fit together. Call or text (512) 942-7880. Byrne Real Estate Group | Austin Real Estate Agents.
